What hail actually does to a roof
Hail damage is not usually a hole. It is bruising: the impact fractures the shingle mat and knocks the protective granules off, and the exposed asphalt then breaks down under UV over the following seasons. That is why a roof can look fine from the ground after a storm and start leaking two summers later, and why an inspection after a significant storm is worth doing even when nothing is visibly wrong.
- Granules collecting in gutters and at downspout outlets after a storm.
- Soft, bruised spots on the shingle that give slightly under a thumb.
- Dented or dimpled soft metal - vents, flashing, gutters, the top of an AC condenser. Metal takes the dent that tells you how big the hail was.
- Split or creased shingles, especially on the elevations that faced the storm.
- Staining on ceilings or in the attic, which means it has been getting in for a while.
Flashing and decking, which is where roofs actually leak
Most roof leaks are not in the field of the shingles, they are at the transitions - valleys, chimneys, wall abutments, plumbing boots and skylights. Rubber plumbing boots in particular are a consumable in this climate; the sun cracks them years before the shingles wear out, and a $30 part causes a ceiling repair. Decking is the other one. If a board is soft it has to be replaced rather than shingled over, and a roof price that assumes zero decking replacement is a price that will change once the tear-off starts. We would rather say that out loud at the estimate.
Ventilation, and the summer attic
A North Texas attic in August runs far hotter than the air outside, and a roof that cannot breathe cooks its own shingles from underneath and shortens their life. Balanced ventilation - intake low at the soffit, exhaust high at the ridge - is what moves that heat, and it only works if both halves are there. Blocked soffit vents, or exhaust with no intake, are common on houses that have been re-roofed a couple of times. It gets checked when the roof is off, which is the only time it is easy to fix.
Storm chasers, and how to tell one
After every big hail event, North Texas fills up with out-of-state crews knocking doors. Some are fine. The pattern worth knowing: a roof is a product with a warranty that is only worth anything if the company is still trading when you need it, and Texas does not license roofers, so a business card proves nothing. Ask how long they have worked in this area, ask for a certificate of insurance, and be wary of anyone who wants a large deposit before materials are on site or offers to handle your deductible for you. We do not advise on insurance claims - that is between you and your adjuster - but we will tell you honestly what we find on the roof.
