What Plano houses have to deal with

East Plano and west Plano are different jobs

East of US-75, much of Plano dates from the 1960s through the early 1980s: smaller ranch and traditional plans, closed kitchens, period textures and original trim. West Plano and the corridor out toward Legacy went up from the mid-1980s through the 2000s - larger two-storey homes with formal plans, high entries and a lot of surface area. The first group wants layout changes; the second mostly wants updating, because the bones are sound and it is the finishes, the fixtures and the roof that have aged.

The 1990s house at thirty

A very large share of Plano housing is now somewhere between twenty-five and thirty-five years old, which is the age at which several expensive things converge. The original roof has been through a decade of hail seasons. The kitchen is builder-grade oak or maple with laminate or first-generation granite. The primary bathroom has a garden tub nobody uses and a separate shower that is too small. Exterior wood - fascia, soffit, garage jambs, window trim - has had thirty Texas summers and is soft in the places water runs. Planning those together rather than one emergency at a time is usually the cheaper route.

Hail, and the roof calendar

Collin County takes hail as reliably as Tarrant does, and the pattern here is that whole neighbourhoods get replaced in the same season. That is worth knowing for two reasons. Your roof is likely the same age as your neighbours', so if theirs are going, have yours inspected. And after any significant event, out-of-area crews arrive in volume - Texas does not license roofers, so a business card proves nothing. Ask how long a company has worked in this area and for a certificate of insurance from the insurer.

Is Plano inside your service area?

Yes. It is beyond the 35-mile radius from Arlington, but Eduardo named Plano, Frisco and McKinney specifically as cities he serves, so they are in. Give us the address and we will confirm before anyone commits.

Our 1994 primary bathroom has a garden tub we never use. What are the options?

Replacing it with a larger walk-in shower is the most common answer, and it usually improves the room more than anything else you could spend the same effort on. It is plumbing work, so a licensed plumber does that part, and it is worth pulling a permit for.

Can you do a kitchen and bathrooms at the same time?

Yes, and it is often the better way to do it - the trades are the same, the disruption happens once, and the licensed plumbing and electrical can be scheduled as one rough-in rather than two. The plan needs to leave you a usable bathroom throughout, which is a sequencing question we work out at the estimate.
