How an exterior job runs, in order

The order is not negotiable, and the first three steps decide whether the rest lasts:

• Wash the house down first. Nothing gets prepped and nothing gets coated until it has been washed. North Texas exteriors carry chalked paint, dust, pollen and mildew on the shaded north side, and paint will not bond to any of it.
• Repair what has failed. Split trim, soft fascia, rotten soffit, failed caulk, damaged siding. Coating over a substrate that has gone buys a season and costs a whole job.
• Seal the openings. Board seams, joints, the gaps around windows and doors, and anywhere water can get into the wall. This is the step that stops a cosmetic job becoming a rot problem, and the one most often skipped.
• Scrape and sand back anything loose, feathering the edges so the repair does not telegraph through the finish.
• Spot-prime bare substrate, repairs and anything that would bleed through.
• Then the coating, with the elevations that take the afternoon sun treated as the hardest-working surfaces on the house.

Why the south and west walls always fail first

Walk any street in Arlington and the south and west elevations are visibly further gone than the north and east: chalky to the touch, faded a shade or two, cracking along the grain. That is UV breaking down the binder in the coating and releasing its pigment as a fine powder. A house can look presentable from the street while failing badly on the side nobody walks past. Those elevations need the chalk washed off properly - paint will not stick to chalk - and they are where a better-grade coating pays for itself rather than being an upsell.

The painting window in North Texas

The season is long here, which is a genuine advantage, but it has two ends. In high summer, surface temperature is the constraint rather than air temperature: a dark west wall in full afternoon sun can be far hotter than the thermometer says, and paint applied to it skins over before it can flow out, leaving lap marks and poor adhesion. So walls get worked to the sun, early and late, rather than left to right. In winter the constraint flips to the overnight low - most exterior coatings need the surface above roughly 50 degrees for the whole cure, not just at application.

• Spring storms set the daily cut-off. A coat that gets rained on inside its window is a coat that has to be redone.
• Wind drifts spray and puts grit in a wet film, which is a scheduling constraint rather than a detail.
• Humidity after a wet spell slows cure on north-facing walls far more than people expect.

Brick, stone, fences and garage doors

Painting or whitewashing brick is a large and largely irreversible decision, and it is one worth talking through properly - masonry needs to breathe, so the coating class matters more than the colour does. Fences are the other big exterior job here: North Texas cedar goes grey and then brittle under this sun, and the choice between staining and painting changes both the look and the maintenance cycle.
