What bathroom remodeling looks like with us
Bathrooms are small rooms with a great deal going on inside the walls, and they are the room where a shortcut shows up as a repair bill three years later. The finish is tile and fixtures; the job is what goes behind them - the waterproofing, the slope of the shower pan, the blocking behind a grab bar, the plumbing rough-in done by a licensed trade. Waterproofing is the whole job
Tile is not waterproof and neither is grout. Water gets through both, every day, and what stops it reaching the framing is the membrane system underneath. This is the single most common place a cheap bathroom remodel fails, and it is invisible the day it is finished.
- A shower pan has to slope to the drain across its whole area, including under the bench and into the corners.
- The membrane has to be continuous - up the walls to above the shower head, sealed at every corner, every pipe penetration and every change of plane.
- Backer board is not waterproofing. Cement board absorbs water happily; it is a substrate, and it still needs a membrane over or behind it.
- Niches, benches and curbs are where failures start, because they are where the membrane has the most corners to turn.
- Blocking goes in while the wall is open - for grab bars now or later, for a floating vanity, for a heavy mirror.
What a permit covers, and why you want one
Replacing a vanity like for like is usually a maintenance job. Moving the toilet, relocating the shower drain, adding a bathroom, or running new circuits changes that: Arlington and the surrounding cities require permits and inspections for that work, and in Texas the plumbing itself has to be done by a licensed plumber. An inspection is a second set of eyes on the part of the job you will never see again once the tile is on. A contractor who suggests skipping it is protecting their schedule.
Accessible and aging-in-place bathrooms
A curbless shower, a wider door, a comfort-height toilet, blocking for grab bars, and a bench are all far easier to build now than to retrofit later, and none of them has to look institutional. If anyone in the house is likely to need them within ten years, it is worth putting the blocking in while the walls are open even if the bars go up later - the framing is the expensive part, not the hardware.
Water damage and insurance work
A good deal of bathroom work in North Texas starts with a leak or a freeze.
