What Frisco houses have to deal with

The first remodel, not the fourth

Most Frisco houses have never been remodeled, because most of them are not old enough to have been. What they have is builder-grade finish at fifteen to twenty-five years: stained cabinetry in a colour that has dated, first-generation granite or laminate, a garden tub in the primary bath, standard-grade carpet in the bedrooms, and a lot of flat builder beige. That is a good position to be in - the structure and the systems are sound, so the work is finishes, and finishes are the fastest and least disruptive kind of remodel there is.

Original roofs are now at hail age

A house built in 2004 has been through twenty North Texas hail seasons, and in Collin County that is a lot of exposure. The common pattern is that the roof looks fine from the ground while the shingle mat has been fracturing and shedding granules for years. Granules collecting at the downspouts and dents in soft metal - vents, flashing, gutters, the top of the AC condenser - tell you more than the shingles do. Have it inspected rather than waiting for a ceiling stain.

Back yards that were left unfinished

Frisco lots are typically modest and heavily sunned, and a great many were handed over with a small bare slab and nothing else. A patio cover, an extended slab, a pergola or a screened porch is the single biggest usable-space gain available on a house like that, and it costs far less than adding conditioned square footage. It is a structure, though: it needs footings and uplift-rated connections, it needs a permit, and if it attaches to the house it needs flashing detailed so it does not put water into the wall. The HOA will have opinions too, and they are worth collecting before anything is ordered.

Is Frisco too far for you?

No. It is outside the 35-mile radius from Arlington, but Eduardo named Frisco specifically as a city he serves. Give us the address when you call and we will confirm it before anyone commits.

Our kitchen is builder-grade from 2006. Do we have to gut it?

Usually not. If the layout works and the boxes are solid, refinishing the cabinets and changing counters, backsplash, hardware and lighting changes the room completely for a fraction of the disruption. If the boxes are particleboard that has swollen at the sink, replacement is the honest answer - and we will tell you which one yours is.

Does a patio cover need HOA approval in Frisco?

Almost certainly, and a city permit as well. Associations here commonly have rules about size, roof material, colour and how far a structure sits from the fence line. Submit to both at the same time rather than in sequence; it usually saves weeks.
