What Irving houses have to deal with

Four Irvings in one city

The Heritage District and Old Irving hold the oldest housing, some of it pre-war, where original materials and trim profiles matter and lead paint is a live consideration. South Irving is mostly 1950s to 1970s. Valley Ranch went up through the 1980s. Las Colinas built out from the late 1970s through the 2000s and brought a different palette entirely - stucco, tile roofs, Mediterranean detailing and a great deal of interior millwork. A remodeler who only knows brick ranch is out of their depth in half the city.

Stucco, and why it is not siding

A lot of Las Colinas housing is stucco, and stucco fails differently from siding. Hairline cracking is normal as a building moves; a crack that keeps reopening in the same place, or a patch that sounds hollow when tapped, is telling you something about what is behind it. Coating class matters here more than colour - a masonry surface needs to be able to dry outward, and sealing it with the wrong product traps moisture and causes the face to fail. That is a judgement made at the wall, not from a photograph.

HOAs and architectural approval

Much of Las Colinas and Valley Ranch sits under associations with architectural control over exterior colour, roof material and anything you build in the yard. Approval timelines are set by the association rather than by the contractor, so it is worth starting that process on day one - an exterior repaint or a patio cover booked around good weather is not something you want waiting on a committee. Once a scheme is approved, we work to it exactly.

Irving remodeling questions

Do you work on stucco homes?

Yes - stucco repair and coating is part of the exterior work, and it is a different specification from siding. The key question on any stucco wall is whether the crack is cosmetic movement or a sign of something behind it, and that gets answered at the wall.

Our HOA has to approve the colour. Does that slow things down?

Only if it is started late. Get the submission in early and it usually runs alongside everything else. The association sets that timeline, not us.

We have a 1940s house in the Heritage District. Can you work on it?

Yes. Older houses are a different job rather than a harder one - original materials, trim that has to be matched rather than bought, and federal lead-paint rules for anything built before 1978. All of it belongs in the estimate up front.
