One metro, several different remodeling jobs

The Metroplex is not one housing stock, and that changes the work far more than the drive time does. The older parts of Arlington, Irving and Richardson are 1950s to 1970s housing: good bones, closed-off kitchens that want a wall removed, period textures that have to be matched rather than patched flat, and a real chance of lead paint under the federal rules that apply to anything built before 1978.

Coppell, Colleyville and west Plano went up between the mid-1980s and the early 2000s, so whole streets reach the same renewal age together — the original kitchen, the first-generation primary bathroom and the roof all coming due within a few years of each other. Frisco and west McKinney are newer still: builder-grade finishes on their first remodel, and back slabs that were handed over bare. McKinney also has a genuine historic district, where exterior work goes through the city’s preservation review before it goes through anything else.

What does not change is the ground and the sky. Expansive clay runs under all of it, swelling in the wet and shrinking in drought, which is why the same crack keeps coming back in houses of every age here. And every county on this list sits in one of the most hail-prone corridors in the country, which is why roof age here is measured in storms rather than years.
